How Professional Photography Sells Real Estate

On a previous blog post, we discussed how virtual 360 tours help sell real estate. Another equally important aspect for online listings is high quality stills alongside the tours. Keep reading as we discuss why professional photography (combined with the interactive aspect of a virtual tour) is crucial for the success of a real estate listing.

First impressions matter

While a virtual tour is the best way for potential buyers and renters to interact with the space and see everything in detail, still photography will most likely be the first thing they see while searching online. And if they are not sold on the preview images, they might not even take the step of interacting and spending time on the page.

Statistics have shown that listings with a good number of high quality photos sell faster, with an average of 32 days in the market, compared to an average of 70 days for those with fewer, low quality pictures or no photos at all. Therefore, professional real estate photography focuses on capturing the best shots to bring attention from the audience.

Picture-perfect staging

Staging definitely matters when it comes to selling real estate. Potential clients should envision themselves living in the home, and if done incorrectly could affect the results of a listing.  A photographer who specializes in real estate can help you! They have experience and know which furniture photographs better, and can help you decide what to include and how to place it. Don’t hesitate to ask!

Angles and Lighting

After the staging is properly set up and ready to be photographed, the next thing to ensure is that all the photos are captured with the best angles and lighting. This is one of the most important parts and one of the most noticeable aspects between professional photography and pictures taken on a smartphone.

Editing

Another important aspect of the photography process is the postproduction.  Photos sometimes need to be adjusted in terms of color and lighting to make sure that they represent the best version of the photographed space. A professional photographer won't only help you choose the best photos, but will make sure the final product has the necessary modifications and that everything looks its best. Not only does this save you time, but also ensures you receive a flawless final product.
